Job Description
A leading Kuwaiti Real Estate Company is looking for Complex and Shopping Mall Manager as per the following details:
1) Achieves operational objectives by contributing information and recommendations to strategic plans and reviews; preparing and completing action plans; implementing production, productivity, quality, and customer-service standards; resolving problems; completing audits; identifying trends; determining system improvements; implementing change.
2) Meets financial objectives by forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions.
3) Controls costs by reviewing portion control and quantities of preparation; minimizing waste; ensuring high quality of preparation.
4) Maintains safe, secure, and healthy environment by establishing, following, and enforcing sanitation standards and procedures; complying with legal regulations; securing revenues; developing and implementing disaster plans; maintaining security and sprinkler systems; maintaining parking lot and walkways.
5) Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
6) Enhances department and organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
7) Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
8) Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
9) Solicit and analyze bids from contractors for repairs, renovations, and maintenance.
10) Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties.
11) Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
12) Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.
13) Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, or residential properties.
14) Direct collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.
15) Purchase building and maintenance supplies, equipment, or furniture.
16) Review rents to ensure that they are in line with rental markets.
17) Prepare and administer contracts for provision of property services such as cleaning, maintenance, and security services.
18) Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.
19) Market vacant space to prospective tenants through leasing agents, advertising, or other methods.
20) Prepare detailed budgets and financial reports for properties.
21) Determine and certify the eligibility of prospective tenants, following government regulations.
22) Negotiate the sale, lease, or development of property and complete or review appropriate documents and forms.
23) Act as liaison between tenants and owners.

Desired Candidate Profile
Age should be 35 – 40 yrs; preferably bilingual, based currently in GCC or Kuwait

Knowledge & Experience
1) Minimum 10 years' experience in Shopping mall / complex housing international brands
2) Related Bachelor's Degree or an education/experience combination in the areas of Marketing, Business Administration, Real Estate (leasing), Property Management and/or Retail Management;
3) A proven ability to build strong client relationships and maintain an excellent customer focus
4) Experience in the local property market
5) An understanding of both local and national real estate markets
6) Knowledge of effective marketing strategies relevant to the industry

Functional Skills
1) In depth understanding of Business Administration Principles
2) Possess superior communication and interpersonal skills with a high degree of human relation skills; and
3) Strong organization and management skills
4) Proven ability to handle a portfolio of properties and manage a small team of staff
5) Excellent verbal and written communication skills and an ability to communicate at all levels
6) A proven ability to build strong client relationships and maintain an excellent customer focus
7) Experience in the local property market
8) An understanding of both local and national real estate markets
9) Knowledge of effective marketing strategies relevant to the industry
