Job Description
A leading Kuwaiti Real Estate Company is looking for Complex and Shopping Mall Manager as per the following details:

As the Property Manager the responsibilities are extensive and varied, however, you will primarily be accountable for the overall management of residential /commercial properties on behalf of and to the satisfaction of, the owner and the tenant.

Accountabilities
1) Coordinate the property management team to ensure that high quality services are consistently provided to owners and tenants in the management of properties
2) Be responsible for arranging the prompt preparation and distribution of monthly or bi-monthly owner statements and accompanying payments
3) Coordinate incoming and outgoing inspections in accordance with both company and statutory
4) Requirements
5) Prepare all necessary documentation relating to the leasing of properties, including management of tenancy agreements, inspection reports (both outgoing and incoming).
6) Coordinate the interviewing and placement of prospective tenants, together with the completion of all associated documentation
7) Conduct regular market appraisals for the purpose of advising the owner of market movements and making recommendations for rental increases and so prospective clients can be provided with reliable and accurate management submissions
8) Make efforts to limit the number of rental arrears and tenancy litigation
9) Ensure properties are maintained in accordance with the owner’s instructions. Therefore liaise regularly with both owners and tenants to ensure repairs are carried out expeditiously, economically and to an acceptable standard.
10) Achieve growth in property management revenue
11) Ensure the property management team complies with ethical standards and industry codes of conduct
12) Keep updated on market development and indicators
13) Manage and maintain rent roll of properties
14) Maintain all the Statutory Required Records
15) Regular updating to tenants and landlords in association with property issues
16) Arrange advertising with major newsprint publications and internet
17) Handling maintenance issues including obtaining quotes and confirming job with tradesperson, checking and entering invoices
18) Extensive dealings with tenants and contractors regarding property repairs and maintenance
19) Assist with tenant selection
20) Provide property information and assistance to tenants as requested
21) Manage and maintain rent roll successfully implementing an arrears minimization process
22) Account management of tenant and landlord activities including direct debits, Internet transfers and statement generation
23) Develop new business to build the property portfolio


Desired Candidate Profile
Age should be 35 – 40 yrs; preferably bilingual, based currently in GCC or Kuwait


Knowledge & Experience
1) Minimum 10 years' experience in managing high end, luxurious commercial / residential properties
2) Related Bachelor's Degree or an education/experience combination in the areas of Marketing, Business Administration, Real Estate (leasing), Property Management and/or Retail Management;
3) Strong administration skills – organized, thorough, systems orientated with meticulous attention to detail
4) Proven ability to handle a portfolio of properties and manage a small team of staff
5) Excellent verbal and written communication skills and an ability to communicate at all levels
6) A proven ability to build strong client relationships and maintain an excellent customer focus
7) Experience in the local property market is a must.
8) An understanding of both local and national real estate markets
9) Knowledge of effective marketing strategies relevant to the industry
10) Relevant formal training
